TALL PINES APARTMENTS RENTAL AGREEMENT

65 Pine Tree Road, Unit 7, Salem, Oregon 97302

TERMS

This is a one-year rental from January l to December 31 at $500 per month, payable on the first day of each month. A late payment incurs a $50 fee. Cancellation of the lease before the end of the term incurs a $100 fee. Rent includes electricity, water, and heat. Internet connectivity is the tenant’s responsibility. Optional pool membership is $80 annually.

This unit includes one parking spot. Additional vehicles may be parked in the parking lot of Pine Nature Preserve across the street.

DEPOSIT

The security deposit of $750 will be refunded within 30 days after the tenant vacates the premises. The unit will be inspected prior to the rental start date and again upon termination of the lease. Tall Pines Apartments will address any needed cleaning and/or repairs found prior to the rental start date. Any cleaning and/or repairs needed based on inspection following the lease termination will be covered by the security deposit.

INSPECTION COMMENTS:

There are chipped tiles in the kitchen. The living room carpeting is stained and in need of cleaning. Tall Pines Apartments will schedule a maintenance visit by December 31.

Dear Mr. Sankar:

I vacated Unit 7 last month and just received my security deposit. I was disappointed to see that $300 was deducted from my refund. I did expect a $100 penalty when I moved out, but the additional $200 charge is unwarranted. You noted that the charge would cover the tile work; however, the tiles were damaged when I moved in (see attachment). During the first week of my lease you had someone professionally clean the carpets but informed me that the tiles would not be repaired. Would you kindly refund the $200 charge?
